ATTORNEY PROFILE:
I was born and raised in Northern New Jersey. In 2000, I graduated from Seton Hall University with a Bachelor of Science in Business Administration. I moved to Florida in 2002 and became a Licensed Real Estate Agent and enrolled in the Graduate Business School at Stetson University. In 2003, I received my Master Degree in Business Administration from Stetson University and also became a Licensed Real Estate Broker. My Business Law Professor at Stetson University recommended that I pursue a career in the legal field. In 2007, I earned my Juris Doctorate from The American University Washington College of Law. I currently live and work in Downtown Orlando.
I represent Landlords in evicting non-paying Tenants in the Orlando, FL area, including Orange & Osceola Counties. As a Landlord myself, I understand the importance of affordable legal assistance with non-paying Tenants. Dealing with non-paying Tenants can be, and most often is, very emotionally stressful, time consuming, and costly. Regrettably, Landlords wait a few months before contacting an Eviction Attorney because they believe the Tenant's promises of catching up on the back rent. This is most unfortunate. Even if the rent is only 1 day past due, Landlords should immediately seek legal advice from an Eviction Attorney and/or issue a properly completed 3-Day Notice in accordance with Florida Statutes. If your Tenant is behind on the rent, I urge to you please contact my office today at (407) 835-8688 for a FREE 15 minute phone consultation on your rights and remedies as a Landlord under Florida Law and, if necessary, the court costs and legal fees associated with a residential tenant eviction.
Orlando Evictions begin with a Florida 3 Day Notice to Pay Rent or Deliver Possession. In order to file a residential tenant eviction for possession because of non-payment of rent, Landlords must first issue a properly filled out 3-Day Notice in accordance with Florida Statutes. A major stumbling block for Landlords is the language used in their 3-Day Notices. I have seen Landlords create their own forms or, even worse, download forms off of the Internet that are not Florida specific. Florida Law requires that in order for the 3-Day Notice to be legally sufficient, it should be “substantially” similar to the form outlined in the Florida Statues. Another problem for Landlords is calculating the 3-day period in which the Tenants have the right to pay the rent or vacate the premises. Unfortunately for Landlords, “3-Days” does not necessarily mean “3-Days.” Landlords should contact an Eviction Attorney before erroneously filling out the 3-Day Notice. Moreover, even if the Landlord properly completes a legally sufficient 3-Day Notice, Landlords can still damage their case by incorrectly issuing the 3-Day Notice. An improperly filled out or issued 3-Day Notice is something that Tenants can use in defending the eviction. The drafting and issuing of a 3-Day Notice in accordance with Florida Law is something that Landlords may be able to do on their own, but it is highly advisable for Landlords to seek the legal advice of an Eviction Attorney early in the eviction process, even before issuing the 3-Day Notice. If you need assistance in drafting a 3-Day Notice, please contact my office at (407) 835-8688. I offer FREE 3-Day Notices for Landlords in Orange and Osceola Counties.
